Terms and Conditions

Definitions 

'Booking' means the period for which you have paid to stay at the Property. 

'Guests' means the persons who stay overnight in the Property during the Booking. 

'Management' means the owners and or appointed managers of On Bell Glamping and or the Property. 

'Operation' means the business and Management of On Bell Glamping

'Property' means On Bell Glamping accommodation tents located on the 'Verdant' estate located at 352 Bell Road, Lower Belford, NSW, and all its fixtures, fittings and equipment.

'Visitor' means a person visiting a Guest at the Property during the Booking.


Making a booking, a payment or being accommodated at the Property constitutes acceptance of these Terms and Conditions. 


Payment in full must be received when the booking is made. Bookings are not confirmed until payment has been received. Payments of the amount due must be received in Australian dollars net of any bank or other transaction charges. Full payment is to be made within the specified time limits or the Booking will be cancelled automatically without notice. We accept payment by Visa, MasterCard and Direct Deposit. 


A credit card authorisation must be provided to management upon confirmation of your booking. Any damage loss or expense incurred by the operation as a result of your stay and non-compliance with these Terms & Conditions may be charged against the credit card. Examples include but are not limited to any breakage, missing contents, damage or excess cleaning requirements, extra Guests or Visitors beyond those declared.


If the property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc.) the operation will inform you immediately and any payments made will be refunded in full.


Parties and functions are strictly prohibited unless by prior arrangement with the management. The property may only be occupied by the number of people described on the booking.

The tents may be used to accommodate two people in a king-sized bed accommodation, all additional persons, irrespective of age, are to be approved by management prior to arrival.

Guests are welcome to walk around and enjoy the property, and embrace the farm life. The dams and livestock cannot be seen from the tents, and are fenced off, do not enter into the livestock paddocks or swim in the dams. 

 

Bushfires are a risk to all visitors, particularly in the summer months. Guests are requested to be aware and report any suspicious activity or concerns to the management. During the summer periods NO camp fires, candles, lanterns or any other form of naked flames are permitted.

 

Smoking is not permitted in the tents. If there is evidence of smoking inside the tents additional $300 fee will be charged. No pets are permitted in the tents. If there is evidence of pets inside the tents additional $300 fee will be charged.

 

Guests are kindly requested to be “Water Wise" particularly through the summer months. 

 

In order to respect the privacy and experience of all guests at On Bell Glamping, we request that no visitors be brought or invited to the property unless by prior arrangement with the management. Guests will be responsible for persons visiting.  

 

The operation reserves the right to revoke or refuse to honour any accommodation booking which may in the opinion of management, (and at their sole discretion) be unsuitable guests for the property.


We supply linen, pillows, blankets, and towels which must be left where supplied in the tents on departure. Further linen may be hired through management at additional cost.  

 

Cleaning and linen change usually occurs weekly or more often upon request and at additional cost.


Complimentary consumables are provided consisting of: 

 

  • Tea, coffee, sugar, milk, salt and pepper 

  • Hand soaps 

  • Dishwashing and toilet consumables.  

 

Please note these items are provided complimentary, for your convenience. If you run out you will need to replenish the items for the duration of your stay.


The tents are fully self-contained and daily servicing is not provided. For stays of seven days or more, a complimentary mid-stay linen change is available.

 

The operation will not be held responsible for any injuries, illness or accidents that may occur whilst staying at the property. We recommend all guests purchase travel insurance as cover for any unfortunate occurrences. 


Guests must comply with all applicable On Bell Glamping Terms and Conditions and all instructions from management and the caretakers of the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. Guests are responsible for damage, breakages, theft and loss of the property and any part of it during their stay. You are requested to notify us of any damages/ breakages as soon as possible. The operation may recover from you repair or replacement costs (at management’s sole discretion). Only the guests nominated and agreed in the booking may stay in the property overnight. If any other guests stay extra charges may apply or the agreement may be terminated without refund.  

 

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses 

 

Before departure, all food must be removed from fridge, rubbish put in the appropriate rubbish bins, provided dishes washed and BBQ cleaned. The property must be left in a clean and tidy condition. Should the cleaning effort be excessive and over and above the normal, the extra cleaning charges incurred by the Operation may be charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived.
